OMG ! I can't even believe what a deal this is, a 2 Family Brownstone in a protected and land marked section of Carroll Gardens !! A preserved set of homes where development can not happen ! A finite amount of these homes exist this is one of them. What makes a home a home, your personal touch, here the choices are endless. A garage that has a C of O for 3 cars, can easily be used to store all dry goods, bikes, rafts, canoe and the likes plus your
cars! This is the right home for someone with vision and insight, the area commands over 4.4M for a finished home, here you have the opportunity to create your own and still be at market rate, but have the home of your dreams..not someone else's style .. a front garden brownstone corner property with a 3 car garage , who ? is better than you ? The property is finance friendly. Steps to Smith Street, dining, shopping, banking and OMG home to P.S.58 ! The space here is so versatile you can easily have an upper duplex with 3 car garage and perhaps build a nice deck, rent the garden level out at a great market rent and offset that mortgage ! OR simply gut the entire home and use it as a lovely one family that has it all ! Some history info for the history aficionado.....306 Carroll St is located in The Carroll Gardens Historic District which is a small municipal and national historic district located in the Carroll Gardens neighborhood of Brooklyn, N.Y. The national district consists of 134 contributing residential row houses built between the 1860s and 1880s. They are two and three story brownstone buildings in the Neo-Grec and late Italianate styles located in a rectangle bounded by Carroll, President, Smith, and Hoyt Streets. These were the result of surveyor Richard Butt, who in 1846 planned gardens in front of the brownstone houses in the oldest section of the neighborhood. The homes are set further back from the street than is common in Brooklyn, and the large gardens became an iconic depiction of the neighborhood. All the houses in the district, which is afforded a degree of privacy by the street pattern which discourages through traffic on Carroll and President Streets, were built between 1869 and 1884. The district was designated a New York City Landmark by the New York Landmarks, Landmarks and Preservation Commission in 1973, and was listed on the National Register of Historic Places in 1983.
